Napa First Street Hotel & Residences is envisioned as a future landmark for downtown Napa, where hospitality, residential living, dining, wellness, and community come together. More than a hotel, the property is designed to become part of the city’s daily life, a place for celebrations, chance encounters, and memorable moments shared by visitors, residents, and locals alike. Conceived with the ambition of a great historic hotel, it is intended to endure as a lasting part of Napa’s story.
Drawing inspiration from Napa’s Italian heritage, Mediterranean climate, and longstanding tradition of craftsmanship, the design creates a contemporary expression of luxury that feels rooted in place. Gardens, light-filled public spaces, and thoughtfully composed interiors establish an atmosphere that is both timeless and distinctly Napa, offering a richer, more enduring interpretation of Napa hospitality.

The City’s Great Room
The public spaces are conceived as Napa’s living room, a destination for both visitors and locals. The lobby, bar, restaurants, gardens, and event spaces are designed to become part of the city’s daily rhythm, hosting everything from morning coffee and afternoon meetings to weddings, celebrations, and evenings that stretch long after sunset.
Guided by the idea of a Cultural Conservatory, greenery flows throughout the property, from the expansive glass-roofed courtyard to planted terraces and intimate garden rooms. Curated collections, layered materials, and moments of discovery invite guests to linger, while the indoor-outdoor experience reflects Napa’s Mediterranean climate and longstanding culture of hospitality.
The Grande Dame of Napa
The design looks to Napa’s past without recreating it. Classical proportions, natural materials, Italianate influences, and references to the former Migliavacca Winery establish a sense of permanence, while contemporary furnishings, unexpected color, and collected objects bring freshness and personality.
Across the hotel and residences, indoor and outdoor life remain closely intertwined. Gardens, terraces, expansive views, and light-filled interiors reflect the region’s Mediterranean climate and relaxed way of living. The result is a destination that feels established yet original, with the presence of a grand hotel and the ease of a well-loved home.
At Home in Napa
The residences offer a quieter expression of the project, balancing classical order with the ease of contemporary California living. Inspired by the surrounding landscape, interiors are composed with warm natural materials, generous light, and a restrained palette drawn from vineyards, native botanicals, and the changing colors of the valley.
References to traditional architecture remain subtle, appearing through proportion, detailing, and craftsmanship rather than ornament. The result is an environment that feels refined yet relaxed – a home designed to evolve with everyday life while remaining connected to Napa’s character.
A Contemporary Bath House
The wellness experience draws inspiration from historic European and Mediterranean bath houses, reinterpreted through a distinctly Northern California lens. Vaulted plaster ceilings, textured stone, mosaic surfaces, and filtered light create an atmosphere that feels restorative rather than ceremonial.
Spaces unfold gradually, from serene lounges to treatment rooms and immersive bathing experiences, encouraging guests to slow down and reconnect with the rhythms of nature. Rich materiality and carefully curated light transform the spa into a place of retreat, where wellness becomes an extension of the hotel’s broader relationship with landscape, craftsmanship, and hospitality.
